Overview

VRF and VRV for multi-zone commercial buildings

VRF, or variable refrigerant flow, is the system of choice for larger commercial buildings with many separately controlled areas. VRV is Daikin’s name for the same technology. A small number of outdoor units serve dozens of indoor units through a shared refrigerant network, varying compressor speed and refrigerant flow so each zone receives exactly the capacity it is calling for. The result is close temperature control across a floor plate with far better part-load efficiency than older constant-volume plant.

The feature that matters most in real buildings is heat recovery. A three-pipe heat recovery VRF can cool one zone while heating another and move the rejected heat from the first to the second rather than dumping it outside. In a typical Scottish office, where a glazed south elevation is in cooling on the same October morning that the north side is calling for heat, that transfer is genuinely valuable and shows up in the energy bill.

We maintain VRF and VRV systems for serviced office operators including IWG (Regus) and Clockwise, which means we spend a great deal of time in exactly the environment these systems are designed for: floors that are subdivided and re-subdivided as tenants come and go, occupancy that changes month to month, and a comfort standard that is part of the product being sold. That experience shapes how we design new systems and how we look after existing ones.

On new installations and refurbishments we handle heat load assessment per zone, indoor unit selection and positioning, branch controller and pipe network design within manufacturer limits, refrigerant volume and room safety calculations, control strategy and BMS integration, and coordination with the ceiling, electrical and ventilation trades. Where a building is being reconfigured, we also advise on which existing plant can be reused and which is nearing the end of its economic life.

The design decisions that cause most trouble later are pipe network layout, indoor unit capacity ratios and control strategy. A network that ignores oil return, an indoor unit that is far too large for the meeting room it serves, or a control setup that lets every tenant fight the setpoint will produce complaints no amount of maintenance can fix. We would rather spend longer on the design than deal with those symptoms afterwards.

How it works

Planned maintenance that keeps tenants comfortable

A VRF system is a large collection of components working as one, and the difference between a well-maintained installation and a neglected one is stark. Our planned maintenance visits cover the indoor side thoroughly: filters cleaned or replaced, coils and blowers cleaned, condensate trays and pumps flushed and tested, sensors checked, and each unit proved on both heating and cooling with delivered temperatures recorded.

Outdoors and at the branch controllers we clean condenser coils, inspect fan decks and bearings, check electrical connections and current draw, verify refrigerant pressures and superheat, examine pipework insulation and supports, and interrogate the system controls for stored fault history. That fault history is often the most useful part of the visit, because it reveals intermittent problems that never generated a phone call but are quietly degrading performance.

F-Gas compliance is a legal obligation on systems above defined refrigerant charge thresholds, with mandatory leak checks at set intervals and record keeping that must be produced on request. We manage the schedule, carry out the checks, keep the records and tell you when the next check is due, so compliance is not something your facilities team has to chase.

Reporting is what separates a maintenance contract from a visit. After each attendance you receive a written report with photographs, a clear statement of what was done, any defects found with severity, recommendations, and a view on components approaching end of life so they can be budgeted rather than emergency-funded. Multi-site clients receive consolidated reporting across their portfolio.

Reactive support sits alongside the planned regime. Contract customers get priority response, and because we already hold the site information, asset list and history, our engineers arrive knowing the plant instead of learning it. What is the difference between VRF and VRV?

They are the same technology. VRV is Daikin’s trademarked name for variable refrigerant flow, while VRF is the generic industry term used by other manufacturers.

A three-pipe heat recovery VRF can, moving heat from zones that need cooling to zones that need heating. Two-pipe heat pump VRF systems run all connected zones in the same mode.

Two visits a year suits most commercial buildings, with heavily used or critical sites moving to quarterly. F-Gas leak check frequency depends on the refrigerant charge of the system.
