Why domestic air conditioning needs an annual service

Air conditioning is one of the few things in a home that quietly gets worse without breaking. A system with dirty filters and a fouled indoor coil still switches on, still blows air and still shows the right number on the controller, but it moves less air, works harder, runs longer and costs more to achieve a poorer result. Most homeowners only realise how much performance they had lost when the system is serviced and the difference is obvious the same evening.

There is a warranty dimension too.

Manufacturers offer long parts warranties on domestic equipment, but almost all of them require documented annual servicing by a qualified engineer. If a compressor fails in year four and there are no service records, a claim can be refused, and the cost of that refusal is far greater than a decade of service visits. Keeping the paperwork straight is part of what we do for you.

Air quality is the third reason.

The indoor unit passes household air across a cold, damp coil and through a filter every time it runs. Left uncleaned, that assembly collects dust, pollen and biological growth, which is why a neglected system can develop a musty smell when it starts up. Regular cleaning of filters, coil and drain tray keeps the air passing through your bedroom clean.

A proper domestic service visit covers considerably more than a filter rinse.

We clean or replace filters, clean the indoor coil and blower where required, check and flush the condensate tray and drain, test any condensate pump, inspect electrical connections and measure running current, check fan operation, clean the outdoor coil and clear debris from the condenser, verify refrigerant pressures and superheat against the design values, interrogate the controls for stored faults, and run the system in both heating and cooling to confirm delivered temperatures.

We then tell you plainly what we found.

If everything is healthy, you get a short report and a reminder next year. If something needs attention, you get a written quotation with the options explained, including whether a repair is worthwhile on an older system or whether replacement makes better financial sense.

How it works

Repairs, faults and systems we did not install

We repair domestic air conditioning across Fife, Edinburgh and Scotland regardless of who installed it. A large share of the faults we attend fall into a few recognisable groups, and knowing them makes diagnosis quicker. Water dripping from an indoor unit is nearly always a blocked or badly fallen condensate drain, or a failed pump, rather than anything to do with refrigerant. Poor cooling with the system running constantly usually points to low refrigerant charge from a slow leak, a fouled coil, or a system that was oversized or undersized at installation.

Systems that trip out and display a fault code are often reporting a sensor, fan or pressure problem, and the stored history in the controller tells us a great deal before we take a panel off. Noise complaints tend to be fan bearings, loose panels, or a condenser sitting on brackets that are transmitting vibration into the building fabric. Systems that heat poorly in cold weather sometimes have nothing wrong at all and simply need their defrost behaviour explained.

Refrigerant leaks deserve a specific word. Topping up a system without finding the leak is not a repair; the gas will be gone again, the compressor will be at risk, and it is poor practice under F-Gas regulations. We locate leaks properly using electronic detection, nitrogen pressure testing or dye where appropriate, repair the joint or component, then evacuate and recharge to the manufacturer’s stated weight.

Older systems raise a fair question about whether to repair or replace. Where a unit is more than a decade old, uses obsolete refrigerant, and needs a major component, we will say so and give you both prices. We would rather lose a repair job than take money for work that will be wasted in eighteen months.

Servicing is available as a one-off visit or as an annual plan with a reminder, so you do not have to keep track of it. Contract customers receive priority attendance if a fault develops, which matters most in the middle of a heatwave when demand is highest.

How often should domestic air conditioning be serviced?

Once a year is right for most homes. Systems in dusty environments, homes with pets, or units that run for long periods every day can benefit from a second visit.

Yes. Most manufacturers require documented annual servicing by a qualified engineer for extended parts warranties to remain valid, and we provide the records you need.

We do. We service and repair all major brands regardless of who installed them, and we will tell you honestly if we find installation issues that need putting right.

Almost always a blocked condensate drain, a drain without sufficient fall, or a failed condensate pump. It is usually a quick fix and rarely related to refrigerant.

Common causes are dirty filters and coils, a slow refrigerant leak, a faulty sensor or fan, or a system that was never correctly sized. We diagnose before quoting rather than simply adding gas.

A sealed system should not lose refrigerant, so a low charge means there is a leak. We find and repair the leak first, then recharge to the manufacturer’s specified weight.
